Many states now have mandatory disclosure laws as to who the agent is working for. Before you start looking for a home, decide on what level of representation you need.

Agents working for the seller: If an agent has a home listed, then that agent is an agent of the seller. The agent has promised to do their best for the seller, not you the buyer.

Agents just working for one party in a transaction: These are agents who only represent the buyer or the seller, never both at the same time.

Agents working as a disclosed Dual Agent in a transaction: Many states allow dual agency where the agent is working on behalf of the seller and the buyer. Representation for both parties is reduced as the agent cannot disclose any confidential information for either party to the other.

Agents working merely as a transaction broker. Agents who do not sign a buyer’s agency agreement with you can help you find a home, but they cannot give any advice on negotiating the contract. They have to remain neutral.

Tyler is the county seat of Smith County in East Texas, United States. The city is named for President John Tyler in recognition of his support for Texas' admission to the United States. As of the 2000 census, the city had a total population of 83,650, though recent estimates put the population at around 100,000. Tyler is referred to as the Rose Capital of America because of its large role in the rose-growing industry; about 20% of commercial rose bushes produced in the U.S. are grown in Tyler and Smith County and more than half of the rose bushes are packaged and shipped from the area. It boasts the nation's largest municipal rose garden and hosts the Texas Rose Festival each October. In 1985, the international Adopt-a-Highway movement originated in Tyler when, after appeals by local Texas Department of Transportation officials, the local Civitan chapter adopted a 2-mile (3-km) stretch of U.S. Highway 69. Tyler is also home to the Caldwell Zoo. -- Source: Wikipedia.com
